When Miami-Dade Requires a Fire Watch

Miami-Dade County’s fire prevention code (Chapter 14, Section 14-63) calls for a standby fire watch when a required fire protection system, such as sprinklers, is impaired for 10 hours or more in any 24-hour period, or when a required fire alarm system is impaired for 4 hours or more in any 24-hour period. The owner, agent or tenant must provide the fire watch, using firefighters, fire safety inspectors or security guards approved by the Chief Fire Official. If the owner doesn’t, the Chief Fire Official can impose the fire watch at the owner’s expense.

Fire watch staff must be in uniform, follow the Chief Fire Official’s procedures and stay on duty while the building is open to the public or occupied.

Some cities in Miami-Dade run their own fire departments, and rules change, so confirm the current requirement with the fire official for your building before you plan.

Fire Watch Guards Are Not Your Security Guards

Under the Miami-Dade code, fire watch staff may not be given other duties while they’re on fire watch. So the guard walking fire rounds can’t also run your front desk or check visitors. If your hotel, venue or condo needs both, we provide supplemental security: one set of unarmed guards on fire watch and a separate set on access control, working alongside your in-house security team.

What Our Fire Watch Guards Do

  • Patrol every assigned area on the schedule the fire official sets
  • Check for smoke, fire hazards, blocked exits and blocked fire lanes
  • Keep a written log of every round for the fire marshal
  • Call 911 and alert your team right away if there is a fire or hazard
  • Help guide occupants out if an evacuation is needed

Our guards are not firefighters. They watch, report, call 911 and help people get out. See how fire watch starts and ends on our main fire watch page.

Miami-Dade Fire Watch FAQ

When do I need a fire watch in Miami-Dade?

Under Miami-Dade County’s code, when a required sprinkler or other fire protection system is impaired for 10 hours or more in 24 hours, or a required fire alarm is impaired for 4 hours or more in 24 hours. The fire official can also require one in other cases. Confirm with the fire official for your building.

Can security guards do fire watch in Miami-Dade?

Yes, if the Chief Fire Official approves them. The county code lists security guards, along with firefighters and fire safety inspectors, as staff who can perform a standby fire watch. Atack’s fire watch staff are unarmed guards.

How long is a fire watch required?

Miami-Dade’s code doesn’t set a fixed number of days. A standby fire watch is triggered when a required sprinkler or other fire protection system is impaired for 10 hours or more in 24 hours, or a fire alarm for 4 hours or more in 24 hours. The fire watch guards then work under the Chief Fire Official’s orders and stay on duty while the building is open to the public or occupied. In practice, the fire watch continues until the system is restored and the fire official lets it end, so ask your fire official to release it once repairs are done.

Who pays for a fire watch in Miami-Dade?

The building owner, agent or tenant is responsible for the fire watch. If they don’t provide one, Miami-Dade’s code lets the Chief Fire Official impose it at the owner’s expense. Call (954) 559-0486 for a free written proposal.

Can our fire watch guard also handle the front desk?

No. The Miami-Dade code says fire watch staff can’t perform other duties while on duty. We can add a separate supplemental security guard for the desk or access control.

Do you provide fire watch in Fort Lauderdale?

Yes. We provide unarmed fire watch guards in Fort Lauderdale and across Broward County. Check the required schedule with the Fort Lauderdale Fire Prevention Bureau first.
